- 요약This dissertation examines the impacts of adopting algorithmic pricing tools within the short term rental markets using the data from Airbnb market in Destin, Florida. The first chapter employs a causal inference methodology to analyze how the adoption of these pricing tools affects property performance, contingent upon property occupancy levels. The findings indicate that properties with lower occupancy rates experience significant performance improvements post-adoption, while properties with high occupancy do not exhibit substantial gains. In the second chapter, I develop a structural demand model to determine optimal pricing strategies, integrating complex market dynamics and consumer behavior. By solving for optimal prices, this model evaluates the private benefits gained for each individual property. The last chapter discusses a distinct subject matter concerning the distribution of sin taxes. Our findings indicate that sin taxes are borne disproportionately by a small segment of the population.
