- 요약This thesis combines three essays that explore ways in which the rental landscape is changing, as well as the government's role in altering the impacts of these changes. Each chapter explores the impacts of one key evolution in the rental market using rigorous quasi-experimental methods and linked micro data. In the first chapter, "The Impact of Natural Disasters on Rents: Evidence from Hurricane Sandy", I study the impact the storm had on the rental market more broadly, and the market of households receiving rental subsidies through Housing Choice Vouchers, by comparing rent changes on neighboring blocks that experienced different levels of flooding. The second chapter, "The Rise of Corporate Landlords: An Examination of Behavioral Differences in the Multi-Family Market", examines the implications of the increase in corporate landlord presence on tenant outcomes including eviction filings, asking rents, housing code violations and tenant selection by examining within building changes in these outcomes before and after a sale. In the context of the increasing tightness of housing markets, the third chapter, "Advancing Choice in the Housing Choice Voucher Program: Source of Income Protections and Locational Outcomes", examines the the impact of Source of Income Discrimination Laws on the mobility of Housing Choice Voucher recipients to lower poverty, more diverse neighborhoods by comparing jurisdictions that enacted a law to other jurisdictions in the same metropolitan area that did not enact a law.
