요약In this thesis, I propose three structural models to address policy questions that require detailed simulations of market outcomes. The first chapter examines how power imbalances emerge in the renewal of leasing contracts between shopping malls and their tenants. By simulating the counterfactual contract forms, this analysis provides a foundation for regulatory authorities to identify unfair trade practices in complex contractual arrangements. The second chapter investigates the (in)effectiveness of matching mechanisms in hospital-resident markets which particularly aims for allocating residents to rural areas. The findings help policymakers assess the severity of geographic imbalances and consider more effective monetary interventions as a practical policy option. The third chapter explores the trade-off between the anti-competitive and pro-competitive effects of allowing joint ventures in procurement auctions. This study enables policymakers to simulate counterfactual entry patterns and the resulting procurement efficiency under more permissive joint venture policies, paving the way for a more delicate design of such schemes.In the first chapter, I introduce a bargaining model that recovers each party's position from observed contract terms and applies it to tenant lease agreements in shopping malls. I find that when the mall holds a stronger bargaining position, it tends to forgo higher fixed rent in favor of contracts that generate more variable rent. At the same time, at such lower sales levels, recovering sufficient rent through variable components becomes difficult, making privileged mall managers more risk-averse. Simulation results show that even without accounting for changes in risk attitudes, fairer bargainings do not necessarily reduce total rent. Furthermore, when risk attitude shifts are considered, a sharp increase in variable rent could nearly triple total rent. Many business transactions rely on contracts specifying transfers, making it difficult to observe how power imbalances shape agreed terms. This study opens a new anti-competitive view on the form of contract itself.In the second chapter, coauthored with Atsushi Iwasaki, Akira Matsushita, and Kyohei Okumura, we develop a framework for optimal taxation policy in transferable utility matching markets under regional constraints, encompassing both caps and floors. Under the optimal taxation policy, the policymaker achieves the highest social welfare among the stable outcomes that adhere to the regional constraints. Furthermore, we extend the framework to the setting introduced by Galichon and Salanie 2021, which enables the identification of model primitives based solely on the aggregate-level data and simulations of equilibrium matching outcomes under a set of counterfactual scenarios. We apply this framework to Japan's residency matching market using newly collected data. Our simulation highlights the inefficiency of cap-based regulations: meeting regional constraints requires significantly reducing the number of positions in urban areas, resulting in substantial efficiency losses. In contrast, providing small subsidies to rural areas ensures the floor conditions while achieving the higher social welfare than the current market outcome. In the third chapter, coauthored with Ken Onishi and Naoki Wakamori, we develop and estimate a two-stage structural model to analyze procurement auctions with joint venture formation. In the first stage, we model the entry decisions and joint venture formation process. In the second stage, we consider an auction to determine the service provider for the project. The model allows us to identify the joint venture formation process, enabling us to simulate counterfactual auction settings and explore optimal interventions to maximize procurement efficiency. Whereas our estimates reveal that a efficiency improvement by forming a JV, our simulation predicts that the excessive encouragement of JVs might reduce the efficiency of the procurement. This finding is due to the less bidders caused by the more likelihood of the successful JV formation.
