- 요약This dissertation examines the effects of public policies in housing and education markets, highlighting how targeted interventions influence educational outcomes, housing affordability, and market dynamics. Chapter 1 explores the intergenerational impact of homeownership subsidies, providing novel evidence from a large-scale housing policy in Santiago, Chile. Leveraging quasi-experimental variation, my coauthors and I show that subsidies significantly enhance children's educational achievements, attendance, and early labor market outcomes. Improvements are particularly pronounced for boys and children from larger families, highlighting reduced household overcrowding and increased parental engagement as crucial mediators of these benefits. Chapter 2 examines the equilibrium effects of online education expansion on higher education markets in Brazil. Utilizing detailed administrative data and a structural equilibrium model, my coauthors and I document how the rapid proliferation of online degrees reshapes market structure, lowers tuition fees, and redistributes enrollment patterns, benefiting older students but diverting younger students away from high-quality in-person education. These findings underline the critical role that regulatory frameworks can play in balancing accessibility and educational quality. Finally, Chapter 3 investigates housing supply elasticity using Chile's homebuyer subsidy program as a quasi-experimental shock to housing demand. Through detailed property transaction data, my coauthor and I estimate a low elasticity of housing supply, uncovering that subsidies primarily lead to price increases rather than significant expansions in supply, especially in suburban areas. This low responsiveness highlights inefficiencies in the subsidy design, suggesting the need for complementary supply-side interventions. Together, these chapters emphasize the nuanced ways in which housing and education policies influence economic and social outcomes, demonstrating the importance of context-specific evaluations and highlighting opportunities to optimize public investments for greater equity and efficiency.
